{"id":228236,"date":"2021-04-15T18:37:24","date_gmt":"2021-04-15T15:37:24","guid":{"rendered":"https:\/\/en.buradabiliyorum.com\/robots-are-nycs-newest-luxury-building-perks\/"},"modified":"2021-04-15T18:37:24","modified_gmt":"2021-04-15T15:37:24","slug":"robots-are-nycs-newest-luxury-building-perks","status":"publish","type":"post","link":"https:\/\/buradabiliyorum.com\/en\/robots-are-nycs-newest-luxury-building-perks\/","title":{"rendered":"#Robots are NYC&#8217;s newest luxury building perks"},"content":{"rendered":"<p>&#8220;<strong>#Robots are NYC&#8217;s newest luxury building perks<\/strong>&#8221;<\/p>\n<div>\n<p>Robots may one day rule the world \u2014 but for now, they\u2019re taking over New York City apartments to ease the cramp of small-space living.<\/p>\n<p>At least three Big <a href=\"https:\/\/buradabiliyorum.com\/en\/category\/download-scripts-themes-apps\/\" data-internallinksmanager029f6b8e52c=\"9\" title=\"Download Scripts &amp; Themes &amp; Apps\" target=\"_blank\" rel=\"noopener\">App<\/a>le buildings have installed, or offer the option to include, robotic systems that \u2014 with the use of a touchpad, a smartphone or a resident\u2019s voice \u2014 can reveal and conceal beds, wardrobes and desks.<\/p>\n<p> Not just useful for providing creative storage, they also give the illusion of living in a larger apartment.<\/p>\n<p>One city development to include these mechanisms is <a rel=\"nofollow noopener\" target=\"_blank\" href=\"http:\/\/thesmile.com\">The Smile<\/a> rental designed by BIG-Bjarke Ingels Group at 158 E. 126th St. in East Harlem, with 163 market-rate units. There, five units \u2014 four studios and a one-bedroom \u2014 will come kitted out with systems from <a rel=\"nofollow noopener\" target=\"_blank\" href=\"https:\/\/bumblebeespaces.com\/#space-2\">Bumblebee<\/a>, a San Francisco company whose modular furniture fixtures help create more room. <\/p>\n<p>One of the homes is a 470-square-foot studio whose already installed, and ceiling-anchored, Bumblebee system can raise and lower a bed, as well as wardrobe storage, by phone and voice. <\/p>\n<p>A console and a coffee table, which both stay on the ground in the open living area, double as a respective long nightstand and a footboard with storage when the bed comes down from above \u2014 turning the living room into a bedroom.<\/p>\n<figure class=\"wp-block-embed-youtube wp-block-embed is-type-video is-provider-youtube wp-embed-aspect-16-9 wp-has-aspect-ratio\">\n<span class=\"embed-youtube\" style=\"text-align:center; display: block;\"><iframe loading=\"lazy\" title=\"Introducing Bumblebee at The Smile\" width=\"640\" height=\"360\" src=\"https:\/\/www.youtube.com\/embed\/jU6tHhpIVCY?feature=oembed\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture; web-share\" referrerpolicy=\"strict-origin-when-cross-origin\" allowfullscreen><\/iframe><\/span>\n<\/p>\n<\/figure>\n<p>\u201cThe vision of Bumblebee has always been to make beautifully efficient space so it becomes affordable,\u201d said Sankarshan Murthy, the company\u2019s CEO and co-founder. \u201cYou\u2019re not paying for two or three rooms that you\u2019re not using all the time, but you\u2019re getting the rooms whenever you want.\u201d<\/p>\n<p>There\u2019s also no need for as many furnishings because the system is built-in \u2014 but still, the efficiency comes for a price. This unit asks $2,663 per month in net-effective rent, which is a figure that factors in concessions \u2014 in this case four months free on a 16-month lease. (It\u2019s listed for <a rel=\"nofollow noopener\" target=\"_blank\" href=\"https:\/\/streeteasy.com\/building\/the-smile\/808\">$3,550<\/a>.) <\/p>\n<figure class=\"wp-block-embed-instagram wp-block-embed is-type-rich is-provider-instagram\"\/>Without Bumblebee, a 495-square-foot studio asks $2,171 in net-effective rent. (It\u2019s listed for <a rel=\"nofollow noopener\" target=\"_blank\" href=\"https:\/\/streeteasy.com\/building\/the-smile\/704\">$2,895<\/a>.) That makes the robo-studio just slightly cheaper than a Bumblebee-free, 623-square-foot one-bedroom asking a net-effective $2,764 per month (listed for <a rel=\"nofollow noopener\" target=\"_blank\" href=\"https:\/\/streeteasy.com\/building\/the-smile\/916\">$3,225<\/a>). <\/p>\n<p>Designed by former Apple and Tesla engineers, the Bumblebee system uses software that catalogs stored-away items, such as an umbrella for rainy days, that can be summoned on demand. (Pricing dependent on system size and customizations.) <\/p>\n<p>The Cloud Bed, similarly, raises and lowers from the ceiling \u2014 revealing a couch in the living area in its up position. Another one of its systems already comes installed in 10 units (studios and one-bedrooms) at <a rel=\"nofollow noopener\" target=\"_blank\" href=\"https:\/\/essexcrossingnyc.com\/live\/\">The Artisan at Essex Crossing<\/a> \u2014 a 263-unit development at 108 Broome St. in Manhattan where 142 apartments are market-rate. (Rents from roughly $3,000 for a studio.) <\/p>\n<figure class=\"wp-block-pullquote alignright\">\n<blockquote><p>It separates space \u2026 and then it adds a ton of storage, which is another big issue that studio dwellers complain about.<\/p>\n<p><cite>Ori CEO Hasier Larrea<\/cite><\/p><\/blockquote>\n<\/figure>\n<p>There, this unhidden system has storage, a pull-out desk and certain ones have beds that slide out from beneath.\u00a0<\/p>\n<p>\u201cIt separates space,\u201d said Larrea of an extra benefit of having this Ori installation also function as a dividing wall. <\/p>\n<p>\u201cWhen you live in these smaller apartments, especially when you live with your partner, you want to have some kind of separation of your space \u2014 and then it adds a ton of storage, which is another big issue that studio dwellers complain about.\u201d<\/p>\n<p>About six of these apartments are already spoken for \u2014 and Larrea adds the remainder have become popular among prospective tenants.<\/p>\n<p>\u201cWe\u2019re starting to get many more requests through <a href=\"https:\/\/buradabiliyorum.com\/en\/category\/social-mediaa\/\" data-internallinksmanager029f6b8e52c=\"1\" title=\"Social Media\" target=\"_blank\" rel=\"noopener\">social media<\/a> ads,\u201d he said.<\/p>\n<figure class=\"wp-block-embed-youtube wp-block-embed is-type-video is-provider-youtube wp-embed-aspect-16-9 wp-has-aspect-ratio\">\n<span class=\"embed-youtube\" style=\"text-align:center; display: block;\"><iframe loading=\"lazy\" title=\"The Artisan, featuring the Ori Pocket Closet\" width=\"640\" height=\"360\" src=\"https:\/\/www.youtube.com\/embed\/qoeTfEA-OHA?feature=oembed\" frameborder=\"0\" allow=\"accelerometer; autoplay; clipboard-write; encrypted-media; gyroscope; picture-in-picture; web-share\" referrerpolicy=\"strict-origin-when-cross-origin\" allowfullscreen><\/iframe><\/span>\n<\/p>\n<\/figure>\n<p>At The Artisan, the average rent premium for a studio with Ori is $200, meaning that much more per month over a standard studio. Meanwhile, the average rent for a one-bedroom is $800 higher than an Ori unit, giving a tenant a home that mimics a one-bedroom for that much less in rent.<\/p>\n<p>\u201cThe goal is to give you an apartment that\u2019s as affordable as we can make it [and] as liveable as we can make it, said David Dishy, president at L+M Development Partners, part of the joint venture that developed The Artisan. \u201cThe Ori allows us in theory to give you a greater feeling of space, which translates into a lower rent for you.\u201d\n            <\/p><\/div>\n<blockquote><p><strong><span style=\"color: #ff6600;\">If you liked the article, do not forget to share it with your friends.
