Until she found the perfect listing\u2014in her hometown.\n                        <\/div>\n<div>\n<p class=\"p1\"><span class=\"s1\"><b>The buyer:<\/b><\/span> Adele Doucet, a 29-year-old veterinarian.<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p class=\"p3\"><b>The budget: <\/b><span class=\"s2\">$200,000<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\"><b>The backstory: <\/b><\/span>Doucet grew up in Memramcook, New Brunswick, a small but scenic Acadian village southeast of Moncton. In 2015, she moved out of province to attend the Atlantic Veterinary College in Charlottetown. Doucet\u2019s father, Daniel, a real estate <a href=\"https:\/\/buradabiliyorum.com\/en\/category\/download-scripts-themes-apps\/\" data-internallinksmanager029f6b8e52c=\"9\" title=\"Download Scripts &amp; Themes &amp; Apps\" target=\"_blank\" rel=\"noopener\">app<\/a>raiser, offered to put money toward a down payment to purchase property for Adele\u2019s four-year stint in Prince Edward Island. \u201cHe was like, \u2018You\u2019ll make money in the end. You might as well build up your credit,\u2019\u2009\u201d she says. The process was <span class=\"s3\">daunting for the younger Doucet\u2014then a first-time buyer\u2014but the father-daughter duo eventually snapped up a four-bedroom<\/span> detached home close to campus for $160,000. They rented two of its spare rooms to other veterinary students for $500 a month, which covered a good chunk of Adele\u2019s mortgage payments.<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p class=\"p4\">After graduation, Doucet was eager to return to her home province. \u201cThere was a small Acadian community in P.E.I., but it wasn\u2019t the same,\u201d she says. \u201cPlus, in Charlottetown, everything kind of shuts down in the winter.\u201d She secured a job at a veterinary clinic back in Moncton months before wrapping her degree, and offloaded her temporary P.E.I. home in a private sale to a family friend for $215,000. Doucet\u2019s dream was to put her share of the sale toward building a brand-new property on the four-acre plot next to her childhood home along the Petitcodiac River. (Her ever-generous parents had already moved, but held on to the adjacent land for her.) Doucet envisioned a small, well-lit A-frame with more than enough space for her growing brood of animals\u2014at that point, she had a cat, a gecko and four sugar gliders. All told, she planned to spend around $200,000 on the build. \u201cI wouldn\u2019t have been able to build or buy a house in Memramcook without the profits from P.E.I.,\u201d Doucet says. \u201cOr I would have needed even more financial support from my parents.\u201d<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<div id=\"attachment_1239121\" style=\"width: 2010px\" class=\"wp-caption aligncenter\"><img loading=\"lazy\" decoding=\"async\" data-sizes=\"auto\" class=\"wp-image-1239121 size-full lazyload\" src=\"https:\/\/www.macleans.ca\/wp-content\/uploads\/2022\/08\/AdeleDoucet-26-of-66.jpg\" alt=\"Doucet's very own Memramcook home on the Petitcodiac River\" width=\"2000\" height=\"1409\"\/><\/p>\n<p class=\"wp-caption-text\">Doucet\u2019s Memramcook home on the Petitcodiac River<\/p>\n<\/div>\n<p class=\"p1\"><span class=\"s4\"><b>The hunt:<\/b><\/span><span class=\"s5\"> Before any blueprints could be drawn up, Doucet\u2019s aunt found a listing for a two-bedroom, one-bathroom property on the Petitcodiac River, priced at $179,900. \u201cIt was exactly what I wanted to build, but closer to town,\u201d she said. \u201cI tried not to get too excited, because I didn\u2019t want to be let down.\u201d Two days later, she booked a viewing, with her father in tow.<span class=\"Apple-converted-space\">\u00a0<\/span><\/span><\/p>\n<blockquote><p><strong>MORE: The Move: Priced out of Vancouver<\/strong><\/p>\n<\/blockquote>\n<p class=\"p1\">The space needed a fresh coat of paint, but otherwise it was more or less move-in ready. It had plenty of natural light and partial views of the river. The main-floor entrance opened onto a spacious kitchen and wraparound living room, with a full bathroom and bedroom close by. (\u201cI saw the bedroom and thought, <i>That\u2019s for my sugar gliders<\/i>,\u201d says Doucet.) The upper level featured a loft-style bedroom with vaulted ceilings and closets on both sides, plus a walkout to a quaint patio. And with no im<a href=\"https:\/\/buradabiliyorum.com\/en\/category\/social-mediaa\/\" data-internallinksmanager029f6b8e52c=\"1\" title=\"Social Media\" target=\"_blank\" rel=\"noopener\">media<\/a>te neighbours\u2014and protected marshland on both sides\u2014the property was incredibly private. In the event Doucet craved human company, she could visit her sister, Dominique, who lives a one-minute drive away.<span class=\"Apple-converted-space\">\u00a0<\/span><br \/>\n<img loading=\"lazy\" decoding=\"async\" data-sizes=\"auto\" class=\"aligncenter size-full wp-image-1239122 lazyload\" src=\"https:\/\/www.macleans.ca\/wp-content\/uploads\/2022\/08\/AdeleDoucet-1-of-66.jpg\" alt=\"\" width=\"2000\" height=\"1336\"\/><\/p>\n<p class=\"p4\">At the time of Doucet\u2019s viewing, one offer had expired and another was awaiting financing. To edge out the other prospective buyer, Daniel co-signed the offer of $162,000. The owner, who had lived at the home for more than 30 years, accepted, and Doucet and her many animal companions moved in just after her graduation in May of 2019.<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p class=\"p4\"><span class=\"s3\">Doucet\u2019s first year as a homeowner presented a learning curve: for one, she had to hire landscapers to clean up the fallen leaves from the property\u2019s many mature <\/span><span class=\"s5\">oak trees.
