As if taking cues from the High Line or Little Island, it boasts\u00a048 trees, 200 shrubs, 6,300 bulb plants, \u201c10,000 herbaceous understory plants,\u201d plus three food kiosks and lots of seats. Sinuous\u00a0curves and varied elevations soften the arcade\u2019s rectilinear proportions.<\/p>\n<p>The 41-story tower is 50% leased to office\u00a0tenants such as Chubb, Hermes, and Corsair Capital.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Kastle\"><\/span>Kastle<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p><a rel=\"nofollow noopener\" target=\"_blank\" href=\"https:\/\/www.nytimes.com\/2022\/11\/17\/business\/office-buildings-real-estate-vacancy.html\">A New York Times story<\/a> about trouble in the office-tower world last week cited the Kastle Back-to-Work Barometer\u2019s wildly incomplete estimate of under-50% physical office occupancy in New York City.<\/p>\n<p>The article did include Bill Rudin\u2019s rebuttal that his buildings were 65% occupied. But it missed the larger picture that we\u2019ve reported: Kastle counts entry swipes only at buildings that use its security services. Their sample includes few of the largest real estate empires which\u00a0own or manage most of the best buildings. They\u2019re disproportionately home to financial and law firms which\u00a0have more people at their desks than other kinds of companies.<\/p>\n<p>Kastle doesn\u2019t count heads at properties of SL Green, Vornado, Boston Properties, Brookfield, Rockefeller Group, Related Companies, Tishman Speyer, Silverstein Properties and Rudin Management; nor bank-owned headquarters towers such as JP Morgan Chase\u2019s 383 Madison Ave.; nor One World Trade Center, One Vanderbilt or the Empire State Building.<\/p>\n<p>With so many giant\u00a0holes in its survey, why do the <a href=\"https:\/\/buradabiliyorum.com\/en\/category\/social-mediaa\/\" data-internallinksmanager029f6b8e52c=\"1\" title=\"Social Media\" target=\"_blank\" rel=\"noopener\">media<\/a> continue to cite\u00a0Kastle\u2019s data as gospel?\n                        <\/p><\/div>\n<blockquote><p><strong><span style=\"color: #ff6600;\">If you liked the article, do not forget to share it with your friends.
