the first decline since pandemic&#8221;<span class=\"ez-toc-section-end\"><\/span><\/h1>\n<div>\n<aside class=\"single__inline-module alignleft\">\n        <\/aside>\n<p>Manhattan apartment prices fell 5.5% year-over-year in the fourth quarter of last year \u2014 the first time that residential real estate values in the borough dropped since the second quarter of 2020.<\/p>\n<p>In the last quarter of 2022, co-ops and condominium apartments in Manhattan were sold for a <a href=\"https:\/\/buradabiliyorum.com\/en\/category\/social-mediaa\/\" data-internallinksmanager029f6b8e52c=\"1\" title=\"Social Media\" target=\"_blank\" rel=\"noopener\">media<\/a>n price of $1.1 million, <a rel=\"nofollow noopener\" target=\"_blank\" href=\"https:\/\/millersamuel.com\/files\/2023\/01\/Manhattan-Q4_2022.pdf\">according to a report<\/a> by <a href=\"https:\/\/buradabiliyorum.com\/en\/category\/download-scripts-themes-apps\/\" data-internallinksmanager029f6b8e52c=\"9\" title=\"Download Scripts &amp; Themes &amp; Apps\" target=\"_blank\" rel=\"noopener\">app<\/a>raiser Miller Samuel Inc. and brokerage firm Douglas Elliman Real Estate.<\/p>\n<p>Even though sales and prices were still higher compared to the fourth quarter of 2019, there was a sharp drop in listing inventory, according to the appraisal.<\/p>\n<p>The median price of condos and co-ops sold during the fourth quarter of 2019 was $999,000.<\/p>\n<p>The combination of higher interest rates and high prices have led to lower demand, the analysts wrote in their report.<\/p>\n<p>Since the Fed began aggressively raising interest rates in an effort to tame inflation, real estate owners have been hesitant to put their properties on the market since they were bought with mortgages at extremely low interest rates.<\/p>\n<figure class=\"wp-block-image size-large\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"682\" src=\"https:\/\/nypost.com\/wp-content\/uploads\/sites\/2\/2023\/01\/Manhattan-home-prices-drop-11.jpg?w=1024\" alt=\"The price of co-ops and condos fell by 5.5% in the fourth quarter of last year.\" class=\"wp-image-25230573\" srcset=\"https:\/\/nypost.com\/wp-content\/uploads\/sites\/2\/2023\/01\/Manhattan-home-prices-drop-11.jpg?quality=75&amp;strip=all&amp;w=1535 1536w, https:\/\/nypost.com\/wp-content\/uploads\/sites\/2\/2023\/01\/Manhattan-home-prices-drop-11.jpg?quality=75&amp;strip=all 1024w, https:\/\/nypost.com\/wp-content\/uploads\/sites\/2\/2023\/01\/Manhattan-home-prices-drop-11.jpg?quality=75&amp;strip=all&amp;w=512 512w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\"\/><figcaption>The price of co-ops and condos fell by 5.5% in the fourth quarter of last year.<\/figcaption><figcaption><span class=\"credit\">Getty Images\/iStockphoto<\/span><\/figcaption><\/figure>\n<p>The fourth quarter of 2022 saw 5.1% more listings than the previous year, but 15.7% lower than the third quarter and just 1.8% fewer listings than the fourth quarter of 2019.<\/p>\n<aside class=\"single__inline-module alignright\">\n    <\/aside>\n<p>There were 2,546 residential real estate transactions in Manhattan in the fourth quarter of 2022 \u2014 which is 28.5% lower than the same period last year and 6.5% below the fourth quarter decade average.<\/p>\n<p>The average rate of a 30-year, fixed mortgage reached 7.08% during the fourth quarter, which added extra incentive for Manhattan buyers to pay cash.<\/p>\n<p>Of all transactions in the fourth quarter of last year, 55% were all-cash deals \u2014 the highest proportion since Miller Samuel and Douglas Elliman started tracking these trends.<\/p>\n<p>Analysts do not believe that the fourth quarter is the start of a severe drop in home prices.<\/p>\n<p>The $1.1 million median sales price in the fourth quarter represents the seventh consecutive quarter above that threshold.<\/p>\n<p>Jonathan Miller, the president of Miller Samuel, <a rel=\"nofollow noopener\" target=\"_blank\" href=\"https:\/\/www.bloomberg.com\/news\/articles\/2023-01-04\/manhattan-home-prices-slip-5-5-in-first-decline-since-mid-2020?sref=MTy2GeXk\">told Bloomberg<\/a>: \u201cYou\u2019re going to see a modest decline in pricing over the year, but not a correction.\u201d<\/p>\n<p>He said that tight inventory was \u201cunderpinning\u201d the property values, preventing them from going into a freefall.\n                        <\/p><\/div>\n<blockquote><p><strong><span style=\"color: #ff6600;\">If you liked the article, do not forget to share it with your friends.
