The fixed rate for a 15-year mortgage is 6.05%, down 12 basis points from last week&#8217;s average 6.17%. These figures are lower than a year ago, when rates averaged 6.78% for a 30-year term and 6.06% for a 15-year term.<\/p>\n<p>\u201cThe 30-year fixed-rate mortgage fell to its lowest level since mid-March,\u201d says Sam Khater, Freddie Mac\u2019s chief economist, of the latest data. \u201cMortgage rates are headed in the right direction and the economy remains resilient, two positive incremental signs for the housing market. However, homebuyers have yet to respond to lower rates, as purchase <a href=\"https:\/\/buradabiliyorum.com\/en\/category\/download-scripts-themes-apps\/\" data-internallinksmanager029f6b8e52c=\"9\" title=\"Download Scripts &amp; Themes &amp; Apps\" target=\"_blank\" rel=\"noopener\">app<\/a>lication demand is still roughly 5 percent below Spring, when rates were approximately the same. Called the Fed rate, it&#8217;s the benchmark that affects rates on deposit accounts, loans and other financial products. Typically, as the fed rate rises, so do APYs on savings products like CDs, high-yield savings accounts and money market accounts. Mortgage and home loan rates don&#8217;t follow the Fed rate as closely, but they do reflect the same elements the Fed evaluates when making decisions on the benchmark \u2014 especially inflation \u2014 which means as the Fed rate increases, mortgage rates also tend to rise.<\/p>\n<p>The Federal Reserve increased the target interest rate 11 times from March 2022 to July 2023 in an effort to combat the<a rel=\"nofollow noopener\" target=\"_blank\" data-i13n=\"cpos:4;pos:1\" href=\"https:\/\/finance.yahoo.com\/news\/america-latest-inflation-wave-corporations-182957694.html\" data-ylk=\"slk:highest inflation in four decades;cpos:4;pos:1;elm:context_link;itc:0;sec:content-canvas;outcm:mb_qualified_link;_E:mb_qualified_link;ct:story;\" class=\"link rapid-noclick-resp yahoo-link\"> highest inflation in four decades<\/a> coming out of the pandemic.<\/p>\n<h3 class=\"caas-jump-link-heading\" id=\"june-12-2024-fed-holds-benchmark-rate-unchanged-for-seventh-time-since-july-2023\"><span class=\"ez-toc-section\" id=\"June_12_2024_Fed_holds_benchmark_rate_unchanged_for_seventh_time_since_July_2023\"><\/span>June 12, 2024: Fed holds benchmark rate unchanged for seventh time since July 2023<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>At the conclusion of its fourth rate-setting policy meeting of 2024 on June 12, 2024, the Federal Reserve kept the federal funds target interest rate steady at a 23-year high of 5.25% to 5.50%, marking the seventh consecutive time the Fed&#8217;s held the benchmark rate unchanged since July 2023.<\/p>\n<p>In its <a rel=\"nofollow noopener\" target=\"_blank\" data-i13n=\"cpos:5;pos:1\" href=\"https:\/\/www.federalreserve.gov\/newsevents\/pressreleases\/monetary20240612a.htm\" data-ylk=\"slk:post-meeting statement;cpos:5;pos:1;elm:context_link;itc:0;sec:content-canvas\" class=\"link rapid-noclick-resp\">post-meeting statement<\/a>, the Federal Reserve acknowledged &#8220;there has been modest further progress toward the Committee&#8217;s 2 percent inflation objective,&#8221; but also that the &#8220;economic outlook is uncertain, and the Committee remains highly attentive to inflation risks.&#8221;<\/p>\n<p>The Federal Reserve is focused on a 2% inflation goal that&#8217;s ideal for keeping employment high and prices low. Employers added 206,000 new jobs in June, returning the job market to pre-pandemic conditions and calling into question the odds of a September 2024 Fed rate cut.<\/p>\n<p>Adding to the good <a href=\"https:\/\/buradabiliyorum.com\/en\/category\/news\/\" data-internallinksmanager029f6b8e52c=\"2\" title=\"News\" target=\"_blank\" rel=\"noopener\">news<\/a> is data signaling a continued cooling of inflation, falling from a <a rel=\"nofollow noopener\" target=\"_blank\" data-i13n=\"cpos:11;pos:1\" href=\"https:\/\/www.bls.gov\/opub\/ted\/2022\/consumer-prices-up-9-1-percent-over-the-year-ended-june-2022-largest-increase-in-40-years.htm\" data-ylk=\"slk:peak of 9.1% in June 2022;cpos:11;pos:1;elm:context_link;itc:0;sec:content-canvas\" class=\"link rapid-noclick-resp\">peak of 9.1% in June 2022<\/a> to rates that have ranged from 3% and 4% since May 2023. The consumer price index <a rel=\"nofollow noopener\" target=\"_blank\" data-i13n=\"cpos:12;pos:1\" href=\"https:\/\/www.bls.gov\/news.release\/cpi.nr0.htm\" data-ylk=\"slk:released on July 11;cpos:12;pos:1;elm:context_link;itc:0;sec:content-canvas\" class=\"link rapid-noclick-resp\">released on July 11<\/a> revealed consumer prices rose 3% year over year in June, down from 3.3% in May, slowing more than expected. Producer price index data <a rel=\"nofollow noopener\" target=\"_blank\" data-i13n=\"cpos:13;pos:1\" href=\"https:\/\/www.bls.gov\/news.release\/ppi.nr0.htm\" data-ylk=\"slk:released on July 12;cpos:13;pos:1;elm:context_link;itc:0;sec:content-canvas\" class=\"link rapid-noclick-resp\">released on July 12<\/a>, however, reported a sharper increase in wholesale prices \u2014 or the prices manufacturers pay to producers of goods and services \u2014 than forecast for June. The index increased 2.6% for the 12 months ending in June, the largest year-over-year gain since March 2023, which could further influence an already cautious Fed to skip July for a rate cut in September or later in the year.<\/p>\n<p>Speaking to Congress on July 9, Federal Reserve Chair Jerome Powell said the Fed&#8217;s hold on benchmark interest rates at their highest in two decades has resulted in &#8220;considerable progress&#8221; toward lowering inflation, but echoed previous concerns at the timing of anticipated rate cuts. &#8220;Reducing policy restraint too late or too little could unduly weaken economic activity and employment,&#8221; he said, while lowering rates too soon could &#8220;stall or even reverse the progress we&#8217;ve seen on inflation.&#8221;<\/p>\n<p>Powell reiterated this sentiment during an <a rel=\"nofollow noopener\" target=\"_blank\" data-i13n=\"cpos:15;pos:1\" href=\"https:\/\/finance.yahoo.com\/news\/recent-inflation-data-do-add-somewhat-to-confidence-fed-can-cut-rates-powell-174754642.html\" data-ylk=\"slk:interview in Washington, D.C., on July 15,;cpos:15;pos:1;elm:context_link;itc:0;sec:content-canvas;outcm:mb_qualified_link;_E:mb_qualified_link;ct:story;\" class=\"link rapid-noclick-resp yahoo-link\">interview in Washington, D.C., on July 15,<\/a> acknowledging the economy appears to be on the way to a &#8220;soft landing&#8221; but declining to commit to a rate cut for July: &#8220;We&#8217;re going to make these decisions meeting by meeting.&#8221;<\/p>\n<p>The Powell-led rate-setting panel will announce a rate decision at the conclusion of its meeting on July 31 at 2 p.m. ET.<\/p>\n<p><strong>Dig deeper: <\/strong>When\u2019s the next Federal Reserve meeting? With a refinance, the new lender pays off your old mortgage and you then pay your monthly statements from the new lender.<\/p>\n<h3 class=\"caas-jump-link-heading\" id=\"what-is-an-adjustable-rate-mortgage\"><span class=\"ez-toc-section\" id=\"What_is_an_adjustable-rate_mortgage\"><\/span>What is an adjustable-rate mortgage?<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>An adjustable-rate mortgage \u2014 commonly called an ARM \u2014 is a type of home loan with a variable rate. You can, however, ask about how you can reduce costs in other ways when comparing mortgage lenders. For instance, many lenders offer lower rates in exchange for &#8220;mortgage points&#8221; \u2014 upfront fees you pay to your lender.
